My dedicated mortgage team compares banks for residents and non-residents — with the full cost calculated upfront.
UAE banks lend to residents and, with some banks, to non-residents. How much you can borrow depends on your residence status, whether it is your first property, the property value and your income.
I have a dedicated team responsible for mortgages. They compare offers from several banks, help you get pre-approval before you make an offer and take care of the valuation and bank paperwork, while I coordinate everything with your purchase and the transfer.
Know your budget before viewing, so your offer is taken seriously.
Fixed and variable rates, fees and early repayment terms compared side by side.
Banks that lend to buyers living abroad and the documents they need.
Minimum deposits for residents, non-residents, first and second properties.
DLD fee, mortgage registration, valuation and bank fees — so there are no surprises.
Switching to a better rate or releasing equity from a property you already own.
* UAE banks allow all loan repayments to be at most 50% of your income (Central Bank rule).
Estimates only, for guidance. Final figures depend on the bank, the developer and current regulations — I will confirm them for your case.

Under UAE Central Bank rules, a resident expat buying a first home under AED 5 million needs at least 20% down (35% above AED 5 million) and around 40% for a second or investment property. Off-plan is typically financed up to about 50%. Non-residents usually need around 50%.
Yes, several banks lend to non-residents, usually with a higher down payment and specific income documents.
Usually up to 25 years, depending on your age and the bank.
No — the DLD fee, agency fee and other costs need to be paid in cash, on top of the down payment.
