Dubai Property: A Guide for Polish Investors

Can a Polish buyer purchase property in Dubai, how does the process work and what does it cost? The essentials, step by step.

More and more of my clients come from Poland. Most of them ask the same first questions, so here are the essentials in one place.

Can a Polish citizen buy property in Dubai?

Yes. Foreign buyers can purchase property in Dubai's designated freehold areas and own it outright, with the title deed registered at the Dubai Land Department (DLD). You do not need UAE residence to buy.

Off-plan or ready?

  • Off-plan: you buy from the developer during construction and pay in instalments. Payments go to a regulated escrow account.
  • Ready (secondary market): you buy a finished property from its owner and can move in or rent it out straight away.

What does it cost on top of the price?

Plan for roughly 7–10% in addition to the purchase price. The main item is the 4% DLD transfer fee; there are also registration and trustee office fees, the agency fee and, with a mortgage, bank and registration costs.

Can I get a mortgage?

UAE banks lend to residents and some lend to non-residents, usually with a higher down payment. You can estimate your monthly payment with my mortgage calculator.

Residence through property

Owners of property valued at AED 2 million or more can apply for the 10-year UAE Golden Visa. You can check your eligibility on the visa page.

Do I need to fly to Dubai?

Not necessarily. Viewings can be done by video call and documents can be signed through a power of attorney. Many of my clients complete the whole purchase from Poland.

I work in Polish and English and can guide you through every step — from the first shortlist to the keys.
